Use the right professional
Collaborative property transactions require independent legal, valuation, tax, accounting, technical and regulatory advice appropriate to the particular property and parties.
1. No legal advice
Website information, checklists, templates, workflow prompts and governance assessments are not a legal opinion. Only an appropriately instructed lawyer can advise on transaction documents, title, enforceability, securities classification, succession, disputes and legal remedies.
2. No investment or financial advice
TitleShield does not recommend that anyone acquire, retain, dispose of or finance a property, security, unit, share or participatory interest. It does not assess personal suitability, promise returns or guarantee access to capital or an exit.
3. No title certification
Displaying or organising a title document does not verify its authenticity, validity, priority, encumbrances or ownership history. Independent searches, investigations and legal conclusions remain necessary.
4. No valuation opinion unless separately engaged
A TitleShield governance service is not a valuation. Any valuation must be provided under a distinct professional engagement by an appropriately registered Estate Surveyor and Valuer or other legally authorised professional. TitleShield Limited’s service must not be confused with the independent professional practice of Mary Kolo Consulting.
5. No tax, accounting or technical advice
Contribution records, budgets, distributions and reports are not tax or accounting opinions. Property descriptions, plans and progress records are not engineering, planning, environmental, quantity-surveying or construction certification.
6. Governance does not remove risk
Clear rules and records can improve accountability but cannot eliminate fraud, default, construction failure, title defects, market loss, conflict, regulatory change, insolvency, delay or human error.
7. Founder credentials and separate roles
References to the founder’s professional credentials and other companies provide background only. They do not mean that every TitleShield user has engaged the founder personally or engaged Mary Kolo Consulting, Micro Haven Ltd. or Maryland Real Estate Services & Facilities Management Company Ltd.
8. Formal engagements
A professional duty arises only where the appropriate professional or entity accepts a written engagement defining the client, scope, fees, reliance, conflicts and limitations. Users should not act on website information alone.
If a question affects ownership, money, regulatory status, tax, construction or succession, obtain written independent advice before proceeding.
